What is the difference between Fuengirola and Benalmádena?

The main difference is shape. Fuengirola is one of the smallest municipalities on the Costa del Sol by area but one of the most densely built: a grid of apartment blocks behind a seafront promenade that runs the length of the town, from Carvajal in the east to Sohail Castle in the west. Almost everything, from the train to the beach and the market, is a walk or a short bus ride away.

Benalmádena is three places in one. Benalmádena Costa runs along the beach and around Puerto Marina. Arroyo de la Miel, inland behind the railway, is the busy everyday centre. Benalmádena Pueblo, the original white village, sits higher up the hill with views over the coast. Between them are residential hillsides of villas and terraced houses, which is why houses make up a larger share of what is for sale.

Which is cheaper, Fuengirola or Benalmádena?

For apartments, Benalmádena is cheaper per square metre. Resale apartments were listed at a median of €4,766/m² in Benalmádena against €5,294/m² in Fuengirola, a gap of about 10%. Fuengirola’s premium reflects its flat, walkable centre and the short distance from most flats to the beach and the train.

For houses the picture changes. The price per square metre is similar in both towns, around €4,000, but the median house in Benalmádena is listed at €1,194,000 against €750,000 in Fuengirola. Benalmádena’s villas are larger and often have views and plots, while Fuengirola’s houses are mostly townhouses. Annual running costs also differ: the IBI rate is 0.65% in Benalmádena and 0.5% in Fuengirola, so the same valor catastral costs 30% more in property tax in Benalmádena.

Which is better for living without a car?

Fuengirola. It has three stations on the Cercanías C-1 line to Málaga and the airport, and its flat streets make walking and cycling easy. Benalmádena also has stations on the same line, at Arroyo de la Miel and Torremuelle, and the area around them works well without a car. Benalmádena Pueblo and the hillside urbanisations are another matter: the slopes are steep, and most residents there drive.

Who does each town suit?

Fuengirola suits buyers who want a lively Spanish town all year round, with shops, restaurants and services on the doorstep, and who prefer an apartment near the beach to a house with a garden. It is popular with Scandinavian and Finnish residents, and the town’s October fair, the Feria del Rosario, is one of the largest on the coast.

Benalmádena suits buyers who want more variety: a marina apartment, a family home with a garden, or a village house in the Pueblo. It is a good choice if you want a view and some space but still want the train and the beach within reach. Families often look at Arroyo de la Miel for its services and transport.

What about the areas in between?

Carvajal and Reserva del Higuerón sit on the border between the two towns, and some of their homes are in one municipality and some in the other, despite a common postal address. This matters for IBI, school places and the padrón, so check the municipality in the nota simple before you buy. Our guide to Higuerón explains the area, and the Higuerón price analysis covers prices there.
