La Cala de Mijas sits on the Costa del Sol between Fuengirola and Calahonda, in the municipality of Mijas and about half an hour from Málaga airport. It is one of the busiest resale markets on the western coast because it offers something most of its neighbours do not: a real town centre with beaches you can walk to, golf a few minutes inland, and prices that still sit below Marbella for a comparable home. This page sets out what is actually for sale here right now, what it costs, and how to buy it as a foreign buyer.

What is for sale in La Cala de Mijas

The market splits into three broad settings, and which one you choose changes both the price and the daily experience of living here.

WhereWhat is on the marketWho it suits
The town and seafrontApartments and a few townhouses within walking distance of the promenade, the beaches and the restaurantsBuyers who want to live without a car and be in the middle of things
The hillsides behind townNewer apartment complexes, penthouses and townhouses with sea views, a short drive from the beachBuyers who want space, views and modern build and do not mind driving down
La Cala Golf, Calanova and El ChaparralGolf-side villas, townhouses and apartments inland, quieter and greenerGolfers, families and anyone who wants a resort feel away from the crowds

Most of what sells here is apartments. Two and three-bedroom homes make up the bulk of the market, studios and one-bed flats give the cheapest way in, and detached villas sit at the top end. La Cala de Mijas property prices

The figures below are drawn from our own live listings in La Cala de Mijas in September 2026, not from a national index. They are resale asking prices, they move with the market, and they are a starting point rather than a valuation of any single home.

Property typeTypical asking rangeMedian
Apartment (ground, middle or top floor)275,000 – 1,250,000 euroaround 500,000 euro
Penthouse225,000 – 1,450,000 euroaround 560,000 euro

A studio or a small one-bedroom apartment is the entry point, from roughly 175,000 to 300,000 euro. If your budget is around half a million euro you have real choice in two and three-bedroom apartments, both in town and up on the hillsides. Above a million euro you move into villas, larger penthouses and the golf-side homes. The overall median asking price across our La Cala de Mijas listings is close to 595,000 euro.

New-build or resale

La Cala and the hills behind it have been one of the most active new-build corridors on the coast, so you will be choosing between the two. Resale gives you a known property, a settled community and immediate keys. New-build gives you a modern home and a staged payment plan, but a completion date that can move and ten percent IVA instead of transfer tax. We walk you through the trade-offs before you reserve rather than after, and you can see what is launching in our new-build developments and current projects.

What it costs to buy

Budget roughly ten to twelve percent on top of the price for a resale home. The main item is transfer tax (ITP), which in Andalucía is currently seven percent, followed by notary, land registry and independent legal fees. New-build is taxed differently, with ten percent IVA plus stamp duty. You can model the full purchase costs yourself with our Costa del Sol cost calculator. The Andalusian transfer-tax rules are published by the Agencia Tributaria de Andalucía, and non-resident income tax by the Agencia Tributaria.

How to buy as a foreign buyer

The process is safe and well-trodden, but it is not the same as at home. In short:

  1. Get an NIE. The foreigner's identification number you need to buy, open a bank account and pay tax. Your lawyer can arrange it.
  2. Appoint an independent lawyer. Not the seller's, not the agent's. They run the legal checks, the nota simple and the licences.
  3. Reserve and sign the private contract. A reservation takes the property off the market; the private purchase contract usually comes with a ten percent deposit.
  4. Complete at the notary. You sign the escritura, pay the balance, and receive the keys.

Many of our buyers complete having visited only once or twice, giving their lawyer power of attorney to sign on their behalf. For the full step-by-step, read our guide to buying property on the Costa del Sol.
