What we do here

New-build and off-plan

Higuerón is above all a new-build market, so this is where most of our work is. We walk you through the things off-plan buyers are not always told up front — completion dates that move, the bank guarantees that protect your deposit, and IVA plus stamp duty instead of transfer tax — before you reserve rather than after. We will also tell you honestly how a given phase compares with the resale already standing next door. Buying resale

Not everything in Higuerón is off-plan. There is a steady flow of resale apartments and villas, often with the terraces, views and finishes already in place. Buying in Higuerón as a foreign buyer

The process is safe and well-trodden, but it is not the same as at home. In short:

  1. Get an NIE. The foreigner's identification number you need to buy, open a bank account and pay tax. Your lawyer can arrange it.
  2. Appoint an independent lawyer. Not the seller's, not the developer's, not the agent's. They run the legal checks, the nota simple and, on off-plan, the bank guarantee and licences.
  3. Reserve and sign the contract. A reservation takes the property off the market; on resale a private purchase contract usually comes with a ten percent deposit, while off-plan follows the developer's staged payment plan.
  4. Complete at the notary. You sign the escritura, pay the balance, and receive the keys.

On costs, a resale in Andalucía runs roughly ten to twelve percent on top of the price: transfer tax (ITP) is currently seven percent, plus notary, land registry and legal fees. New-build — most of Higuerón — is taxed differently, with ten percent IVA plus stamp duty (AJD) instead of transfer tax.
