La Cala de Mijas and the hills behind it have been one of the most active new-build corridors on the western Costa del Sol. If you want a modern, energy-efficient home with a warranty and nothing to renovate, this is one of the better places on the coast to buy off-plan or key-ready. This page sets out what is actually being built here, what it costs, how off-plan buying works, and how the tax differs from a resale purchase.
What is being built in La Cala de Mijas
The current pipeline runs from compact one and two-bedroom apartments up to detached villas, spread across the town, the hillsides behind it and the golf side around La Cala Golf and El Chaparral. Roughly by budget, the market splits like this.
| Budget | What it typically buys new |
|---|---|
| Under 500,000 euro | One and two-bedroom apartments, often a little back from the sea or on the hillsides |
| 500,000 to 800,000 euro | Two and three-bedroom apartments and penthouses, many with sea views |
| 800,000 to 1,200,000 euro | Larger apartments, penthouses and townhouses in gated schemes with pools and gardens |
| 1,200,000 to 2,000,000 euro | Townhouses and smaller villas, often golf-side or with a wide sea view |
| Over 2,000,000 euro | Detached designer villas, key-ready or built to order |
Most projects are one, two and three-bedroom homes; a handful of four and five-bedroom villas sit at the top. For the resale market alongside this, see our property for sale in La Cala de Mijas page, and for the area itself read the La Cala de Mijas area guide.
Key-ready or off-plan
Both are on the market here, and the choice changes your timeline, your payment plan and your risk.
| Key-ready | Off-plan | |
|---|---|---|
| When you move in | Now, or within weeks | On completion, currently anywhere from 2026 to 2028 |
| How you pay | Deposit then balance at the notary | Reservation, then staged payments during construction, balance on completion |
| What you see | The finished home | Plans, a show unit and material samples |
| The trade-off | No wait, no choice of finishes | A brand-new home and time to pay, but a completion date that can move |
Of the current La Cala de Mijas projects, five are key-ready now and the rest complete on quarterly dates running through 2028. We go through the specific developer, the licence status and the realistic completion date with you before you reserve, not after.
How buying off-plan works
Off-plan is safe when the paperwork is right, and that is the part we check for you.
- Reservation. A reservation fee takes the unit off the market while contracts are prepared.
- Private purchase contract. You pay a first instalment, usually with staged payments during construction set out in the contract.
- Bank guarantee on your money. Under Spanish law (Ley 38/1999 and Ley 20/2015) every off-plan instalment must be secured by a bank guarantee or insurance policy, so your money is protected if the build fails. Never pay without it.
- Completion at the notary. On the first occupation licence (licencia de primera ocupación) you pay the balance, sign the escritura and get the keys.
Your independent lawyer checks the building licence, the land classification and the bank guarantee before you commit. For the full process, read our guide to buying property on the Costa del Sol.
Tax and costs on new-build
New-build is taxed differently from resale. Instead of transfer tax (ITP) you pay ten percent IVA on the price, plus stamp duty (AJD), which in Andalucía is currently 1.2 percent. Add notary, land registry and independent legal fees and you should budget roughly twelve to fourteen percent on top of the price. You can model it with our Costa del Sol cost calculator. IVA and stamp duty are set out by the Agencia Tributaria and the Agencia Tributaria de Andalucía.

Frequently asked questions
How many new-build homes are for sale in La Cala de Mijas?
Around 17 at the time of writing, from one-bedroom apartments to detached villas. The number moves as projects sell out and new ones launch, so ask us for the current list.
How much does a new-build home cost in La Cala de Mijas?
From about 352,000 euro for a one-bedroom apartment up to roughly 2.9 million euro for a villa, with a median close to 955,000 euro. Most two and three-bedroom apartments sit between 500,000 and 1.2 million euro.
Are the homes key-ready or off-plan?
Both. Around five are key-ready now, and the rest complete on quarterly dates running through 2028. Key-ready lets you move in at once; off-plan gives you a staged payment plan and a brand-new home.
Is buying off-plan in Spain safe?
Yes, when the paperwork is right. Spanish law requires every off-plan instalment to be secured by a bank guarantee or insurance policy, so your money is protected if the build fails. Your lawyer also checks the building licence and land classification. Never pay an instalment that is not guaranteed.
What tax do you pay on new-build in La Cala de Mijas?
Ten percent IVA plus 1.2 percent stamp duty (AJD) in Andalucía, instead of the seven percent transfer tax on resale. With legal, notary and registry fees, budget roughly twelve to fourteen percent on top of the price.
Can I choose finishes in a new-build?
On off-plan, usually yes, if you reserve early enough: kitchens, bathrooms and flooring can often be selected from the developer's options. Key-ready homes are already finished.
