Where is Magna Torremolinos?

Magna Torremolinos sits in La Carihuela on the west side of Torremolinos, on a former hotel site that stood empty for years. It is one of very few large pieces of land left anywhere near La Carihuela, and the buildings step down the slope towards the old fishing quarter.

What makes the address work is that you do not need a car for daily life. La Carihuela beach is around five minutes on foot. Benalmádena Marina, with its restaurants, boats and evening crowd, is a short walk west. The seafront promenade runs east along La Carihuela into central Torremolinos, so the beach bars, the fish restaurants and the town are all on foot. For the wider picture of the town, its neighbourhoods and what daily life is like, see our Torremolinos area guide.

For travel, Grupo ABU puts Málaga airport at under ten minutes by car and Málaga city centre at about fifteen. The C1 Cercanías train line through Torremolinos also runs to the airport and into Málaga, which matters to both owners flying in and holiday guests arriving without a car.

What is being built at Magna?

Magna is Grupo ABU’s largest project to date and its third residential scheme in Torremolinos. The complex is laid out as stepped buildings, up to ground floor plus six on the main road side and lower towards the back, so that most homes get a view towards the sea. Every home has a terrace. Mid-floor apartments look over the town and the communal gardens, and the penthouses come with a private roof terrace with solarium and pool.

The shared facilities cover roughly 1,500 m², which is a lot for an urban scheme a few minutes from the beach. The specification lists a gym and separate fitness room, indoor heated pool and outdoor pools, a social club, coworking space, a cinema room, a gastroteca bar next to the interior gardens, bicycle parking and a pet care area. Panoramic lifts connect these areas to a landscaped communal roof terrace, which Grupo ABU describes as the largest of its kind in a residential building on the Costa del Sol.

What do the specifications at Magna Torremolinos include?

The quality specification is solid and practical rather than showy, which is what you want in a home that will be lived in or let for decades. Hot water comes from aerothermal heat pumps rather than gas or electric boilers, and every home has a climate control system. Windows are thermal-break aluminium or high-grade PVC with double glazing, and motorised blinds are fitted throughout.

Area What is included
Structure Reinforced concrete to the Spanish building code (CTE), independent quality control, ten-year structural insurance
Floors Porcelain stoneware throughout, including kitchen and bathrooms; non-slip ceramic on terraces
Kitchen Fitted units and appliances
Bathrooms Wall-hung toilets with concealed cistern, vanity unit, single-lever chrome taps, shower screens
Energy Aerothermal hot water, climate control, thermal and acoustic insulation between floors
Connectivity Fibre optic, TV and phone points in living room, kitchen and bedrooms, video door phone
Garage Lift access to garage levels, pre-installation for EV charging to every space, car wash area, pet wash area

Two details matter more than they look. Fitted appliances and motorised blinds mean a new owner can furnish and move in, or furnish and start letting, without a round of contractors. And the EV pre-installation to each parking space saves a negotiation with the community later, when electric cars are the norm rather than the exception.

What does an apartment at Magna Torremolinos cost?

At the sales launch in May 2026 the published range ran from €423,000 to €1,159,000, with a garage space and storage room included in every price. El Español reported the spread by type as follows.

Home type Size Launch price
1 bedroom, ground floor 70 m² from €423,000
2 and 3 bedrooms varies €485,000 to €838,000
Penthouses with views and terraces varies around €837,000
4 bedroom penthouse 139 m² €1,159,000

Prices move with each phase and with floor, orientation and view, and the best-placed units in a phase usually go first. The current Phase I price list and floor plans are on our Magna Torremolinos Phase I project page, and the later phase has its own page for Magna Torremolinos Phase II. Why is Magna Torremolinos interesting for investors?

For investors the case for Magna is the oldest one in property: location. A new-build with a pool complex, five minutes from one of the best-known beaches on the Costa del Sol, with a marina and a promenade on foot and the airport minutes away, is exactly what holiday guests search for. That same location keeps it liquid when you eventually sell, because there is almost no free land left in La Carihuela for anyone to build a competing scheme.

The second point is regulation. Málaga city, a few kilometres east, has frozen new tourist-rental licences in residential areas for three years. Torremolinos has not done the same. As of September 2026 a new owner in Torremolinos can still register a home for holiday letting, which gives Magna an option that comparable new builds inside Málaga city no longer have. If you are weighing short-term against long-term letting, our rental calculator is a good place to test the numbers.

How does holiday letting work in a new-build like Magna?

Holiday letting in Andalucía rests on three steps. First, the community of owners must allow it. Since the reform of the Ley de Propiedad Horizontal by Ley Orgánica 1/2025, in force from 3 April 2025, an owner needs the community’s express approval by a three-fifths majority before starting tourist use. Second, the home is registered as a vivienda de uso turístico (VUT) in the Registro de Turismo de Andalucía. Third, since July 2025 it also needs the national rental registration number (NRUA), which Airbnb and Booking now check before a listing goes live.

In a new complex the community approval is normally straightforward. The community is formed from scratch, the rules are set at the start, and in a scheme near the beach with many investor buyers a majority for holiday letting is usually there. The document to look at is the draft community statutes (estatutos) that the developer registers before handover, since these set out whether tourist use is permitted. We will ask Grupo ABU for the Magna draft on your behalf, so you know the position before you sign. And if you later prefer long-term letting, or using the home yourself, none of this applies.

Who is Magna Torremolinos a good fit for?

Magna suits buyers who want to walk to the beach, the marina and restaurants rather than drive, and who value a full set of shared facilities over a large private plot. It works for holiday-home owners flying in from Northern Europe, for investors looking at letting, and for people moving to the coast who want a gym, coworking and an indoor pool in the building all year round.

It is a large, urban complex, so buyers who want a quiet villa setting, a private garden or the golf valleys will be happier elsewhere on the coast. That is a matter of taste rather than a drawback: in Torremolinos the town and the beach are the point.

How does buying off-plan at Magna work?

Buying at Magna follows the normal off-plan route in Spain. You choose a unit and sign a reservation contract with a reservation fee, which takes the unit off the market. A private purchase contract follows within a few weeks, with staged payments during construction and the balance at completion, when the escritura is signed at the notary and you receive the keys. Under the Ley de Ordenación de la Edificación, payments made on account are protected by a bank guarantee or insurance policy once the building licence has been granted, and the specification confirms a ten-year structural insurance on the building.

The exact payment schedule, licence status and deposit guarantee for each phase are questions we put to the developer for every buyer, and we hold that dialogue for you. Our buyer guide to the Costa del Sol walks through each step, from NIE number to notary.
