Mijas or Marbella? Marbella is the larger, more international and more expensive of the two, known for Puerto Banús, the Golden Mile and the coast’s widest choice of international schools. Mijas is quieter and better value, with a white hill village, beach towns such as La Cala de Mijas and a dense cluster of golf courses. What is the difference between Mijas and Marbella?

Marbella is a city with a global name. It stretches along the coast from Cabopino in the east to San Pedro Alcántara and Guadalmina in the west, and takes in the Old Town, the Golden Mile, Puerto Banús and the golf valley of Nueva Andalucía. It has the main public hospital for the western Costa del Sol, the Hospital Costa del Sol, a busy cultural and restaurant scene, and many of the region’s international schools.

Mijas is a municipality of three centres. Mijas Pueblo is the white village on the mountainside. Las Lagunas, next to Fuengirola, is the largest and most Spanish part. La Cala de Mijas is the beach town on the coast, surrounded by the urbanisations of Mijas Costa: Calahonda, Riviera del Sol, El Chaparral, El Faro and Miraflores. Life here is quieter and more residential than in Marbella, and many residents live in Mijas all year.

Is Marbella more expensive than Mijas?

Yes, clearly. Resale apartments in Marbella were listed at a median of €5,948/m² in October 2026, against €4,429/m² in Mijas. For a typical apartment that means a median asking price of €699,500 in Marbella and €390,000 in Mijas. The gap is wider for houses: €6,143/m² in Marbella against €3,881/m² in Mijas, and a median villa price of €1.95 million against €895,000.

Marbella’s averages are pulled up by its luxury areas, the Golden Mile, Sierra Blanca and Nueva Andalucía, but even Marbella’s more affordable areas are rarely cheaper than the best parts of Mijas. Running costs follow the same pattern: IBI is 0.65% of the valor catastral in Marbella and 0.4826% in Mijas.

Is there a middle ground between Mijas and Marbella?

Yes: Marbella East. The stretch from Cabopino through Elviria and Las Chapas to Los Monteros belongs to Marbella, but it borders Mijas Costa and feels closer to it in character, with villas, beaches and a relaxed, residential pace. Prices sit between the two. Our guides to Marbella East and Elviria explain the area, and Cabopino is a good example of a place that many buyers assume is in Mijas but is in fact Marbella.

Who does each one suit?

Marbella suits buyers who want city life and prestige: restaurants and shops open all year, a choice of international schools, a large hospital nearby and the option of a high-end home on the Golden Mile or in Nueva Andalucía. Families with school-age children often choose Marbella or Marbella East for the schools; see our guide to international schools in Marbella.

Mijas suits buyers who want more space for their money, a beach town or golf on the doorstep, and a calmer pace. La Cala de Mijas and the surrounding urbanisations are especially popular with Scandinavian and northern European buyers, and the La Cala Golf Resort’s three courses are close by. Read our La Cala de Mijas guide and the Mijas Costa guide for the details.
