Elviria is a residential coastal area on the eastern side of Marbella, on the Costa del Sol. It is an official INE population unit, a unidad poblacional, inside Marbella’s Las Chapas district, postcode 29604, known for pine woodland, golf and a long beach front. It suits buyers who want space, greenery and golf while staying roughly fifteen minutes from central Marbella.

Where Elviria is, and what it is not

Elviria is one named part of Marbella, not a single urbanisation and not the whole of postcode 29604, which it shares with Rícmar, El Rosario, Las Chapas and Artola. In municipal planning it is the sector URP-VB-2, “Elviria Sur”, under the 1986 general plan. It sits east of Marbella town and west of Calahonda, rising from the beach up into the hills.

Two boundary points catch buyers out, and both matter for taxes and school registration. La Mairena and El Soto de Marbella Golf are not in Marbella at all. They belong to the neighbouring municipality of Ojén, postcode 29612. Marbella and Ojén exchanged about 160,000 square metres in this area under Decreto 89/2014, so older maps and listings are sometimes wrong about where the municipal line runs.

Getting there and real distances

By road, Elviria is 10.4 to 11.5 km from Marbella old town and 40.3 to 41.0 km from Málaga airport, measured on IGN CartoCiudad. You will see 6 km to Marbella and 45 km to the airport quoted elsewhere, and both are wrong. The 6 km figure only fits the far western corner at Playa del Alicate, where the real distance is about 6.6 km. The area is reached from the A-7 coastal road, with the AP-7 toll motorway inland for a faster run to the airport.

The beach

There is no official beach named Elviria. Marbella’s own beach catalogue divides this seafront into El Alicate, Real de Zaragoza and La Víbora. None of the three currently holds a Blue Flag. The shoreline is a mix of open sand, chiringuitos and low dune vegetation, and it feels quieter than the beaches closer to Marbella’s centre.

Neighbourhoods within Elviria

Elviria is a cluster of urbanisations rather than one place. The named parts that appear on official gazetteer and cadastral sources include Cerrado de Elviria, Elviria Hills, Parque Elviria, Las Cumbres de Elviria, Coto Los Dolores, Real de Zaragoza, White Pearl Beach, La Víbora and La Víbora Baja, Lagos de Santa María Golf, and the Hacienda San Manuel paraje. There is also the Polígono Industrial Elviria service area.

A few names used in adverts deserve care, because they are marketing labels rather than verified places. “Los Lagos de Elviria” is really Lagos de Santa María Golf. “Vista Real” does not exist in Marbella. Hacienda Elviria, Elviria Playa and Santa María Village appear in listings but not on a primary source, so confirm the exact location on the nota simple before you commit.

Golf, pine forest and daily life

Golf is central here. Santa María Golf and Greenlife Golf both sit inside Elviria, and Santa María Golf gives its name to the Lagos de Santa María Golf residential pocket. The Pinares de Elviria pine woodland gives the area its shade and its cooler feel through the summer. For everyday life, the Mercadillo Ecológico de Elviria organic market runs on the first and third Saturday of each month from 09:00 to 14:00 on Avenida España, beside Pinares de Elviria.

Schools and families

Two school facts matter for international families, because they change which municipality you register in. Deutsche Schule Málaga markets an Elviria address but is registered in Ojén, which affects German and Nordic families choosing a home near it. The English International College sits in Rícmar, not Elviria, although the two are close together. Confirm the registered municipality of any school before you buy nearby.

The property market

Elviria’s housing runs from beachside apartments through townhouses to large villas on the hillside and around the golf courses. Both new build and resale are available, with new build concentrated on the higher golf side and older villa stock closer to the pine forest and the sea. Because Elviria is a collection of urbanisations rather than one place, character and value swing sharply between the beach edge, the golf pockets and the hills.

Elviria suits buyers who want space, greenery and golf with the beach a short walk or drive away, and who are content to be around ten minutes from central Marbella rather than in it. It works well for families drawn to the international schools nearby and for golfers who want to live on or beside a course. It suits less well anyone who wants to walk to Marbella old town or Puerto Banús, or who wants a dense, walkable town centre on the doorstep.
